Finding the ARV

Im performing a CMA to find the ARV of a distressed property. I was able to find a few Comps similar to the property but I want to adjust the price for the bedrooms and bathrooms, because some of the comps have and extra bedroom or bathroom.

My question is, how would I calculate how much an extra bedroom or bathroom cost in my area? Any tips or advice would be greatly appreciated.
