Multifamily underwriting spreadsheet with investment offering brochure

I've been purchasing rentals using my own money for the last 10 years. I've ran across a few mentor programs that teach how to bring in investors for the down payment, remodel, refi out investor and hold for yourself long term.. ex. Faster Freedom, ect. I'm looking at doing the same and was wondering where to find a comprehensive underwriting spreadsheet that includes using investor funds for an annual return then refinancing them out after remodel. ARV is a big portion of that in order to prove you can refi them out afterwards. Also, does the spreadsheet or model create a nice investment offering for the investor that you can share as a brochure?
