Appraisal stage of BRRRR
Would you recommend your realtor agent or property manager to be on-site when the appraisal process is going on ? Recently renovated a property in KY, and can't physically be there since I live in NY.

@Robert Salazar Investors will agree or disagree about meeting the appraiser at the property, but from our experience we meet them every time. It's a 10 min task someone should handle. A good hand shake, printed out document listing rehab work and $$$ spent, and answering questions goes a long way. You can't assume they know you replaced the roof. You should list it and show it to them. Big ticket items can't be missed. That's my rant about appraisals.
We had an appraisal completed a few years ago and just before the appraiser left our property he asked about the basement closet. It wasn't a closet it was a half bath! He went back inside and took additional pictures. The details make a difference from a comps prospective which most appraisers use for residential RE.
