Appraisal for manufactured home

I'm looking at a manufactured house and no idea what to expect during an appraisal. My lender said as long as it's on a permanent foundation (which it is) there shouldn't be a huge difference but looking at past posts here I get a different notion.

Is it likely it's going to appraise much lower? If so by how much?
