Finding Off Markert BRRRR Deals

I am using PropStream to try and find some off market deals to start cold calling and hopefully get a deal, any tips or tricks or other tools I should be using to try finding these properties.

 Meetups, conversations with people while driving for dollars, lenders (got one of my best deals from a lender at US Bank with someone that walked in and told him about her house), agents, wholesalers, property tax liens, courthouse steps, probate attorneys (mailing to probate deals), estate attorneys, family law attorneys, large investors (search title for them), local property managers, handyman services (got to look at deals from them), tradesman, facebook wholesaler groups, appraisers, and inspectors. 

For paid: hiring VA to call for you, mailers, hiring a person to bird dog for you, PPC, social media, FB paid ads some stuff as above, radio ads, TV commercials, partnering with someone else that has deals and you do legwork/put in the money, obtaining lists online and then moving forward with calling/mailing etc, emailing campaign, text campaign..
