How to use BRRR from out of state?

Hello! 

This is my first time posting in the biggerpockets forum. I am planning on investing in my first ever rental property in Memphis area.

I am considering going witha turnkey provider to keep it simple for the first property, but i know BRRR would save me more money and grow my equity quicker than chosing a turnkey provider for convenience.

However, i am not sure how folks out of state do BRRR? Are there any companies who do provide this service? Do property management companies provide this service? Or do we need to reach out to general contractor for this sort of work?

If you have any leads who i can touch base with in Memphis area for this sort of work, that would be great!
