45K Plus HLOC

Hi everyone, I am of course new to real estate investing. I'd love to do the BRRRR method, however I really only have 45K in cash that I feel comfortable investing and then my HLOC of about another 80k. Does this Brrrr technique seem doable with that amount? Or do you feel most Brrrr's need more capital than what I have?

@Anna Johnson Market research, market research, and market research. How much market research have you done? Without understanding the numbers I strongly advice not buying anything. 

Don't waste time with lenders until you actually need a loan or cash-out refinance. It's like looking at properties with an agent with no pre-qualification or intent to buy. Lending and interest rates are an uncontrollable factor (for most part). It's the back half of the strategy and less important if you're making CASH offers. Focus on buying right< renovating correctly< and the tenant selection process.
