BRRRR-Rehab Specific Systems
Starting out in REI, and I am looking to buy and hold through BRRRR method. Before getting started I want to have a solid plan and systems for rehabs. Particularly, are there are recommendations for best TENANT-FRIENDLY color of paint for walls, type/ color floors, cabinets, types of countertops, etc. Want to keep it as simple and systematical for myself and contractors as possible so virtually every rental is the same and if something happens I know exactly what to get each time. Any recommendations is greatly appreciated! Thank you!

I am currently on my 4th BRRRR here in Columbus Ohio. I would say on color white and a light grey you can never go wrong with. I like to go simple but nice. I will often paint the cabinets white, the floors a neutral color, and the bathroom subway tile. With the flooring, you just want to make sure it is durable so you do not have to replace it every few years. Countertops I always like granite because it is so sturdy, you can even put hot things on it.
Once I got done with the first BRRRR I just tried to make that process repeatable in every way. I learned from my mistakes and made them better.
Always look at the other properties around and the ones that are going for good rent. Why are they? What doe do they look like? Then you will know what your baseline is and what you are competing with.
