JV partnership structure - Rentals deals

Hello Investors,

I'm about to partnership with another investor who's account for the cash (down payment), and I would like to know what is the best and common JV structure on splitting the profits (Rentals)?

I will be account for bringing the deal, the project management and the refi.

@Marco Santana this forum is mostly for questions about the BRRRR method. I would suggest a different forum for this type of question - you might get some answers here but I think the "Business Plans and Entities" forum might get you some more responses about this.
