Best way to locate Buy and Hold investors for deals that don't work for flipping?

I'm the Acquisitions Manager for a $2M investment company in Northern Virginia and we often have sellers who want to sell to us but the numbers don't work for us to flip.  Some would work for a Buy and Hold investor so I want to find ones to refer these deals to when they come up.  What's the best way you've found to locate this type of investor who is active in the market and is an actual investor, not someone who just wants to be one?

I would use resources such as Zillow to connect with realtors on properties that look like or are advertised as investment properties in your market
