BRRR vs Conventional

Hi Everyone!

I have been someone who has actively used the conventional method to buy my real estate investment properties for long term rentals. Now I am looking at converting one of them to a short term rental and the other as a long term cash flow property.

However, I have started to learn more about the BRRR method and it seems amazing for building up your REI portfolio which has me wondering why more people don't just do this to accumulate properties. Can someone tell me the key difference between these?

I am looking at doing a BRRR after the STR I am looking at.

Please talk with a lender first. They have tightened up as of late..I squeaked by on my past 2 BRRRR's .

Also remember the guidelines require a seasoning period of 6 months, sometimes longer
