SFR w ADU, $1.8k cash flow, 400k equity investment prop in SD...

...that's what we 'own'. We just bough an SFR, R-2 zoned, on a 17k lot in east San Diego. We're hoping to add a unit, to make this a duplex, then add an ADU, and eventually rent all three. Open to ANY advice folks on here might have. First obstacle is funding. Should I HELOC the investment prop to fund building or is that a bad idea because it will take several years to pay off the building costs? We're not sitting on any other piles of cash. We are looking into the new ADU grant but aren't counting on it. I know RE is generally speculative and is even more dicey with a big grey cloud hanging over all of us, but we bought this lot to facilitate a growing family, but also allow us to build and rent out.
