Need suggestion for fix n flip /sell

Hello BP,

So i have primary residence now on rental with cash flow of 450/month. have equity of 95k.

I want to fix and flip/ sell  and have 20k cash on hand what's best way i can do this regard to financing / purchase and rehab money.

It's my first time and don't want to do project more than 100k ( purchase price) since its my first time .( in florida )
