Seeking Sandford NC property for house hacking

I just started a job in Sandford and I need to drive around 1.5 when I need to go to facility. However, for now I’m working remotely, but eventually I need to be at the facility. I’m starting searching for a property that could be use for house hacking or future investment. I’m good to find a little house with nice land. I just started here because we all know our mindset is investment but market blow out like a crazy and I need to be sure the numbers are good for me.

I just bought in PR a property for arbnb purpose. Furthermore, buying immediately using a Bank 🏦 will be a challenge for me. I want to try to negotiate straight with owner.

Any suggestions to start with?
