two family house appraisal for dscr

Good afternoon I have a two family house in Pittsburgh that has a certificate of occupancy from 1984 showing that it is a two family house. It is also shown on Allegheny County deeds website as a two family house as well. It currently has 2 electric meters and 2 hot water tanks, One gas line for the building and one water. I am looking to get a DSCR loan, the appraisal company wants $750 in advance to appraise the building. is there anything that I can do to make sure that the value comes in where I need I need it ? I collect collect $1900 in rents from both apartments The entire interior of the building has been renovated in both apartments.

Any pointers or recommendations before I drop $750
