BRRRR only works if deal is 65%

I don't know about anyone else. It seems that I don't break even unless the cost to ARV is 65%. I use Hard money and can flip properties in 4 months. I'm NOT using direct mailing or cold calling. I'm finding it difficult to even find 70% deals. Am I doing something wrong?
