Using BRRRR to buy 2 more properties - Deal breakdown

Hey all,

I have a deal that I'm crunching numbers on and would like a second opinion. 

Purchase

2 twin duplex's. One bringing $1,200/ month and the other bringing $1,500/ month total.

NavyFed quoted me around 5.3% with no points or PMI and 25% down. Monthly payment will be roughly $450 per duplex. Down payment will be around $35,000 total

Refinance

I would be taking a cash out refinance against another duplex I own out right, also through NavyFed, to pay for the down payment.

70% LTV, around 5% - Roughly $500/ month. This duplex generates $1,100/ month for me.
