How to structure a deal?
How do I go about structuring a deal where my partner brings the capital (down payment) needed to purchase the single family residential home and I fix it, remodel, add value, find renters, manage it and etc. What's an attractive offer for my capital partners? What kind of percentages /returns do investors like to see? What's common and what is the formula so I can do my math and see if this makes sense?
Or am I looking at this all wrong and how should I actually go about this?
