Let me know what you think of my strategy
Hello everyone, I am new to real estate investing and am currently under contract on my first property. I just turned 24 and bought a 3 BR sfh near a university and will be living in the house for the next year with my buddy and will have it up to par to rent out to students for the 2023 school year. The house does need a little bit of work but I will be using money I have saved up to renovate it. I want to implement the BRRRR strategy without the refinance aspect. I am buying the place for 90k and my monthly payment including taxes will be around $750 and rents in this area are typically between $1500-$1800 (the goal is to shoot for $1650). The reason I do not want to implement the refinance aspect is because I am not buying the place in cash and I like the projected cash flow with the way the monthly payment is right now as MY DTI will be lower as well making it easier to secure future loans. Ultimately my goal will be to keep buying houses in this area in the upcoming years and doing the renovations myself but not pulling any cash out. I know it will take longer to build up my capital but I have a decent paying job and am pretty good at saving. Let me know what you think, thanks!
