BRRRR possible on a modular home on permanent foundation?

Hi I have a property under contract in Albuquerque, NM that consists of 2 SFH on one parcel which are manufactured homes on a permanent foundation with deactivated titles.

My plan is to wholesale it and my question is has anyone ever come across a deactivated manufactured home on a permanent foundation that one was able to BRRRR?

This would be a cash purchase and then buyer is looking to refinance after 6 months.
