8 Unit BRRRR Weekly update: Week 6 the mold took hold

We are BRRRR'ing an 8 unit building in Hampton Roads region of VA, this one resides in the Ocean View Section of Norfolk. We are 6 weeks into our 8 unit rehab, for weeks 1-5 see https://www.biggerpockets.com/...

Week 6 brings the laying of the last of our landscape timbers on the exterior, this section also forms as a retaining wall to keep the parking spot we found buried. Unfortunately the weather in VA did not allow for much more outside this week.

All set to hang cabinets and lay tile in APT 77  until we realized that the mold in shared wall between the kitchen and bathroom was more than we could let slide, the dry wall however dry was barely wall and there were a multitude of bad patches from plumbing weeks of old.  Once the walls were down we soon discovered a couple of near misses from past contractors to the main water supply line running up stairs as well as a perfect shot from a finishing nail into the PVC drain.

Needless to say cabinets would have to wait and the walls came down and went back up.

Walls were up and although not ready to mount cabinets till a couple more rounds of mud can be applied we pushed ahead with laying the kitchen and bathroom tile.

Up in Apartment 11 grout is in and cleaned up and the toilet has found its new home, this one is a marked improvement form the old one we tore out.  the dark grout lines look great against the lighter tile and should show much better and require a bit less maintenance come turn time.

And finally work continues on the hallway, lots of Mud to combat 30+ years of move ins and outs, ceilings have been re-textured and painted.  Jen tackles the task of removing the grime from millions of hands off the hand rails to reveal the wood underneath that will be stained to match the stair treads once they arrive.
