Hello Fort Lauderdale Rehabbers and GC's! Permit Questions?

I'm looking for a generality in time frames, types of permits most commonly used, etc.

I spoke with Building Services for FTL earlier today, but they are now closed so I'm hoping your experience can help me as well. :) I see a trend through previous forums that a licensed GC is the only one that can pull permits on a home if it is not owner-occupied, I assume this is the case for FL as well?

I see on their website that they have approximately thirty days to response to permit requests... I will talk to GC's more about this as well, but what are the typical turnarounds that you have seen for your own projects? And just to verify, absolutely no work is to be done in the interim, correct? (I would assume of course that you could landscape, paint etc.).

Also, have you ever been denied a permit?

Finally, what specific types of permits do you typically need? For me, I will not be doing any additions at the moment, but from what I've read you typically need them for minor replacements of siding, framing, etc. as well as any work on HVAC, electrical, plumbing, etc. separately. I assume at the time of receiving the permits is  also when they tell you exactly what inspections are mandated? If you had a list of the types of inspections that you not only typically have done by choice, but because they are a mandate of the city that would be very helpful as well!
