New Wholesaler here just a quick question

I wanted to get into REI by flipping a few properties and build enough capital and start to buy and hold properties but since i have really ****** credit and not much cash at my disposal, figured i'll try Wholesaling. So I've talked to a few people who's in the real estate business and told me Wholesaling is the best way to start as a stepping stone....matter fact i have a friend who's going to be my mentor and says he has properties or he has no problem finding properties and all he basically wants me to do is just find the buyers and we'll split the profits i guess as JV. So my question is where or how do i find buyers in my local area
