Can you crowdfund SFR?

I was curious whether a marketplace exists where buyers can purchase fractional shares of single family residential properties. Or even better, one where individuals can both buy but landlords looking to raise capital can also list. I recently discovered Roofstock One, but they only have about a dozen properties and they all appear to have been sold or have no shares remaining. Is this not a thing because of SEC regulations? Or because there is a belief that demand only lies in commercial? What are your thoughts?
