What kind of returns are people seeing on social media?

Hey yall, I have seen countless gurus talk about how well social media works for them when finding potential deals. But when I talk to local investors that doesn't seem to be the case. We have tried some social (specifically Facebook) and haven't had much luck. I was curious what yalls experience has been? Bonus question, if your social is working, what educational resource would you recommend to learn more about using social to get deals?
