Web management of Rental Units?

Hey all, I am just starting to plan out my real estate investment journey and one of things I want to be sure to have an option for is for my tenants to pay online as I feel if I set this up for the first unit I have I can scale the system much easier.

I am curious what the website would need beyond just a way for the tenants to pay rent. Should it have a way to put in maintenance requests? What about just generally being able to contact the landlord or mgmt company so that both parties have a solid paper trail of comms? Finally what should I be looking to pay for this whole system?

Cozy is a great product that handles rent collection, applications, listings, maintenance requests, etc.  It's free, to landlord and tenant other than the credit/background checks and a few other upgrade options.

Tenant Cloud is another product that does practically everything you'll need.  It's free up to a certain number of properties (50 I think), again, though there are a few upgrades and checks are extra.


I'd check out either or both.  They will do most everything you need!
