2019 Free Property Management Software

I am looking at free property management software in 2019.  I am buying my first rental property, and will be adding another property this year.  Currently I am looking at Innago, Cozy, and the App Tellus.  Can anyone with experience chime in and share their experience?  I am willing to hear about other options as well.  I would prefer to start with free software because of the robustness of these options and I do not need to manage a large portfolio.  

The things I like about Cozy are the simple design, the ability for tenants to build credit, comparing tenants side by side, mandatory renter's insurance, and all of the other standard marketing and management options.  Things I don't like are the longer deposit times and the inability for tenants to sign leases.  

I really like the Tellus App alot in the fact that it does everything that Cozy does, and it does allow for tenants to sign leases.  What I don't like is that potential tenants will have to download the app to go through the screening process, and it only is in app form.  While not a huge issue, some tenants still do not own smartphones and this limits potential clients.  Also, asking tenants to download another app is one more thing to worry about.  Again, not a huge deal.

With Innago, it is similar to Cozy, but does allow tenants to sign leases.  I also love the automatic enforcement of late fees.  Out of all three options, Innago has the least amount of information about what it can do.  What are the transfer times for payments?  Has anyone used Innago with success?
