Realtor.com 'Rent vs Buy' analysis

Hi all,

Just starting out here. I am looking to generate income with buy and hold rental properties. I live on Long Island and the prices of houses vs the rental income in this area do not look workable.

I found this neat tool on realtor.com: https://research.realtor.com/reports/rent-vs-buy/

Looks like it is comparing prices and rental rates and plotting one vs the other. My question is as follows - is this basically all I need to find areas where rental properties make sense? I.e. the 'Cheaper to Buy' counties listed in this tool?

What do you all think?
