Building a landlord/tenant communication platform

Hello,

I'm interested in building a platform to facilitate communication and perhaps transactions between landlords, tenants, and service workers. 

I know these services exist (Cozy, Buildum, etc.), but I'm looking to make something better. My advantage over the big guys would be lower prices and rapid development.

What would real estate folk like to see in a management application? I'm compiling a list of requirements.
