CRM Making Business Automatic
It's been a while since I've posted here! (Or updated my picture for that matter. Cut the hair off!)
I've been diligently working on deals, finishing college, and working on my business. I consider the deals I do and my "business" to be somewhat separate. When talking about my business, I am talking about innovative strategies and the team that employs them.
I've been slowly building up my CRM, which is within Podio. I started out with a great base, which had functions to follow up with sellers, go through the offer phase, have birddogs enter leads, and keep inventory of wholesale deals and cash buyers. Since then, I've added a function for dealing with "Retail Buyers", which is who I mostly deal with on the buyer side while wholetailing. I've also found (as many of you have) that networking is of paramount importance in business, so I made a networking app to keep up with all of the interesting people I meet. Recently, I've just finished my project management app, which is truly amazing. I can go through all of the contractors in my database when there's a job to do and track progress on each project all in one place.
How does my system help me?? I'm able to track every phone call and text message that comes in from potential buyers and sellers. That's over 600 buyers in 4 months who I have been able to single-handedly follow up and keep tabs on by myself.
That's all well and good, but the TRUE POWER in this system is the ability to outsource. I now have 3 full time employees working in the system I have built; communicating with buyers, sellers, and analyzing deals. I am creating trainings of how to manage rehabs, make win-win creative deals happen, and negotiate with sellers in person. These areas are also going to be outsourced once I feel I've reached a "teachable" level.
The time I've spent working lately hasn't been as MUCH as before..(12 hour days down to 11 hour days), but the tasks I'm doing now are more about building the business rather than operating within it. Also, I went from working on 2 properties at once to 10 properties at once, so the hours I'm working per deal have gone way down. It is my goal to refine and improve my system to where the only purposes I serve are to mentor employees and approve great deals!

As it is a real estate specific CRM platform that includes all aspects of my business, I have been using a Product called RealeFlow since I started investing...
Not selling it... just offering a suggestion.
