What Forclosure into to include on my site

If I give them 30 different things that they could do to afford forclosure, then I will have no leverage when negotiating and they may not even be interested in selling me their house. Yes, ethically it would be best if I told them as much as possible upfront and if they couldn't do any of those, offer to buy their home, but that won't make me much money. The upside of course would be that it would be easier to promote the site w/ offering free forclosure info. Also, they would trust me more w/ giving them all of that info as well.

How do you handle this situation?

Should I just tell them I'll give them a free report on their options if they fill out my house info form first and not include any of it on my site in regular pages?
