Buy, Hold, Refi Template

Anybody have a template or spreadsheet they use to evaluate the purchase of an investment property that is based on an all cash purchase or one based on using OPM as opposed to conventional financing? I've gone through a lot of the files in the resources section and haven't found one.

Ideally looking for something that factors a buy&hold strategy for SFR using all cash acquisition+rehab and/or OPM as well as the refinance info to repay the OPM portion of the acquisition.

I created one of my own but I feel it isn't nearly as functional or clean looking as I would like it to be.
