Real Estate App to manage your own investment property
Hello, I’m reaching apps to use to manage an investment property. Anyone using an app that they love? Please share. Thanks in advance!

What are you attempting to accomplish with an app? While cool - seems like overkill of costs. We have a PM and communicate wiht them. when we did not have one long ago we did not have any app or anything. we had them pay online or mail a check and put $ in quickbooks and if there was an issue they would call or email us. We like the KISS method (keep it simple & for the stupid)

Hi Chris, I have seen some apps that allow electronic rent payments which is my preference. It also allows potential tenants to sign on to complete the background check, and also has options to electronically send the lease to the tenant.

Stefanie, I've been using Apartments.com (Previously Cozy) for more than 10 years. It is completely free for the landlord and tenants and the site makes money through premium features like background checks, speedier processing of rent payments, etc.
I can post rentals, accept applications, do background checks, create leases and send them out for e-signature all for free. It's an awesome platform.
The site also allows tenants to pay with ACH for free or for a fee, the tenant can pay with a credit card.
I use all of the services above, but the Expense Tracking service, also free, is an invaluable resource for my property management. It puts each expense in the appropriate IRS code and punches out year end summaries that I email to my tax team.
You can also have tenants submit repair requests through the site but I don't use that as I have good relationships with all of my tenants.

Hey @Stefanie Bradford, I've heard good things about apartments.com like @Mark Page mentioned. I'm not sure how many total properties you own but rent-ready and buildium are worth checking out as well.
