Software - Analyze Active Listings

Steve Stotter
Posted

Hi Everyone,

I was wondering if anyone has come across any software that, on a daily basis, can analyze all active listings in a certain region, based on certain filters (bedrooms, SF, etc.), and determine which one of those active properties fall into a potential buy box bucket for further investigation.

The software would need to compare each active listing with all closed listings and determine, for example, if the active listing had any comparables within, say 0.5 miles, that sold for a $/sf  which was 30% above the active property. The calculation and parameters would need to be a bit more robust but a program like that could help create a significantly smaller list of properties that fall into a “buy box” for further investigation on daily basis.

I know some of the big single family rental shops use software like House Canary to do something similar but they are very expensive.

I’m looking for something to help find deals for flipping and wholesaling.

I wanted to see if anyone had any suggestions.

Thanks!
