TOD Zoning Changes - Upgrading Existing Property

Hi,

Purchased two row homes with a small backyard and parking right next to VCU and the Jefferson with very strong cash flow this past year. Excited about the recent zoning changes to TOD, but not seeing a lot of activity other than with empty lots. Are any other investors thinking about making changes to existing buildings? Would love to connect, discuss ideas, etc.
