Hi, I'm new, looking to network, and also offer help. Am I excited about this? Definitely. Just signed up for Pro. 👍 Now I'm analyzing deals to conquer the learning curve. I need to branch out, and I'd be happy to have you in my Richmond area network. (If you're out of town, that's fine too if it makes sense.)
I'm starting with no cash. So I am looking for investors and/or lenders to review what I find and potentially buy in with funds.
And, I can ante in in a few ways. Here's how I might help you, as I work on building cash and educate myself on deals:
-I got pretty decent at consulting for rental properties as a property manager. I can give no-nonsense, take-it-or-leave-it evaluation on any property you just got or are considering. I have over 15 years finding & managing great tenants, problem solving (I've seen it all), streamlining, hiring contractors and maintenance staff, and more.
-I haven't purchased a home yet, so I'm able to take advantage of incentives/rates available for 1st time homebuyers if that helps a deal.
-I'm willing to house-hack for some properties I'm seeing, meaning I could also take advantage of incentives for owner-occupants on properties of four units or less. If I'm living there AND part owner, that property would have the benefit of daily energy to improve not only the property but everything around it.
-Marketing, videography, and getting creative to increase property value - which I've done all over Los Angeles, Richmond, Hampton Roads, and even did some leasing in NYC. For example, here's a video I made for a property that had not been using video. Suddenly, they were able to get applications from people who had not even moved to the area yet. I've navigated (and prevented) lawsuits in LA courts that are typically very tough on landlords.
-Relationships with great contractors around Richmond and Los Angeles: plumbers, handymen, roofing, foundation, mold, HVAC, paint, fences, decks, power-washing, landscaping, electrical, and more at great quality and pricing I've found excellent (usually).
