Investing climate in Shirley, NY?

Hello, BP members!

Does anyone have experience investing in Shirley, NY? Although it's a bit of a hike from where we live in the City, its affordable housing market makes it seem like a good place for a fledgeling investor like myself.

I am specifically interested in the waterfront area, south of William Floyd Hwy. Although in a flood zone, the properties tend to have higher values, and the crime rate is lower. Because we plan to buy all cash, we are not required to purchase flood insurance. 

Any advice or input would be greatly appreciated.
