Investing climate in Shirley, NY?
Hello, BP members!
Does anyone have experience investing in Shirley, NY? Although it's a bit of a hike from where we live in the City, its affordable housing market makes it seem like a good place for a fledgeling investor like myself.
I am specifically interested in the waterfront area, south of William Floyd Hwy. Although in a flood zone, the properties tend to have higher values, and the crime rate is lower. Because we plan to buy all cash, we are not required to purchase flood insurance.
Any advice or input would be greatly appreciated.

I've spoken with several investors from our local REIA that invest in Shirley, all were Buy and Hold though. I live very close and my only advice is to do your research heavily on the area. Crime is a big problem, theres a reason the property values are so low!
