House hacking, first time buy, while working working full time

Hello everyone my name is Joshua I am looking to house hack my first property in long Island. However I currently work in Brooklyn, and before anyone asks lol i can't transfer any closer. I am happy where I am with my job I am just honestly looking to buy my first property right. And let it grow from there.

However, when I think New Jersey might be a better option, this being said does anyone have neighborhoods that are up and coming? I am looking for a home in the price range of that can cash flow well of where I can life for far less. I am probably looking for a BRRR option, or a buy option is it needs a little work. Or a FSBO that becomes a Buy and hold.

Does anyone have any ideas where I should look?
