Looking into Menands NY & Colonie NY

I am looking to expand outside of downtown Albany, and two of my brokers recommended to look into Menands NY & Colonie NY.  I wanted to get the tone from the people here @ BiggerPockets.  I know real estate values have gone up quite a bit in Colonie.  However, in Menands, there is some additional room to grow.  Plus, there seems to be stable rents and decent tenants.

Can others give me their take?  Much appreciated.

what type of property are you looking for in menands and colonie ? 2 fam 3 fam commercial ? and why are you looking to leave albany ? and by broker u mean realtors ?

Yes, I mean my realtor.  I am not leaving Albany, just expanding to the suburbs to expand my portfolio.  I am purchasing multi family, and I already have 12 of them in Albany.  My realtor suggested both Menands & Colonie as two suburbs to consider.  The info I've been pulling in from my research seem positive for both.  Both stable markets, decent rents and growth appreciation.  Albany common is great in terms of rents, however, growth, not too much with multi families.
