Cameron Dunlop REI Trifecta

Is anyone currently using Cameron Dunlop's REI Trifecta system? Is the information accurate for motivated sellers. Does the tool actually identify investors for a given market area. Does the comp tool work? Have you used the $1M same day or next day transaction funding with no fees? These guys are always long on the marketing delivery and short on functionality.
