Money being may utilizing in lieu of forclosures

Has anyone a part of BiggerPockets, been mentored by coach Pat Martin? He has an expensive course earning cash from the banks, using "in lieu of" deals. I am a newbie and I wanted to run this by our family? I cannot afford his course, however, I was hoping someone here would be able to shed some light on this niche. Coach Martin states it is all legal and it offers cash when perhaps there is nothing else you can do for that sells lead.
