Best Advice About Getting Started
Give me the best book, course, or website for getting started in real estate investing.
John T. Reed's books will keep you out of trouble. Try to see past the bashing and think positively though.
Just do a Google search on John T. Reed. You should read his "Positive Cash Flow" article before you buy anything. That is a first exercise for any of my mentoring students.
Ray Alcorn's article on, "Deriving YOUR Capitalization Rate" is a great read too.
If you understand those two articles you will be ahead of 95% of the other folks out there underwriting deals.

Bill Nickerson's book "How I turned $1000 Into Five Million in Real Estate - in My Spare Time is still the best primer. First published in 1959, it has been the basis of many successful real estate investment careers, including my own!
