Is guru-ing more profitable than real estate investing?

Apparently so, because it seems that all the "gurus" have been real estate investors in the past, and some still claim they are. But why would they leave the one thing that made them so much money to move onto becoming a "guru?" It must be more profitable for them to hock books, courses, coaching and mentoring programs, etc, than to just stick with being a real estate investor.
