John Cochran HUD buying system

I just finished listening to Cochrans spiel on his HUD buying and flipping system. He gave a couple of examples one a home on 5809 heritage park dr mccalla alabama. He said his student who lived in California bought the home put 8k in rehab and resold it for a 70k plus profit. Only problem is Zillow shows it was bought for 179k and sold for 197k aprox in 2014 , nothing close to 70k. The other example he gave he said he bought the home for 1320. aprox but was reported bought for $3500. Now in the first example not to many new investors are going to buy so far from where they live. Also in most all of these systems if it really was so easy and lucrative wouldn't you just keep it to yourself and hire people to run it? The answer is of course you would. These guys are all looking for that easy money selling to us people who don't have years of experience and looking for a way to cut the learning curve. The psychology is always the same, "your an action taker" " your not like other people because your still listening" " you want freedom" and it goes on. NOBODY is going to give up a system that they developed and can get other people to work it for them. This system probably does work in a very limited way , but because like others have posted, in some areas there are few or no properties even listed. The other thing to beware is programs you can't call and talk to the person before you pay.
