Is Flip Coach by Ryan Kuhlman Any Good?

New to real estate investing and am looking for a local mentor. I was turned off by the local REIA chapter and am seeing a lot of the "Guru" types on Instagram which is a hard pass for me. I ran into Ryan Kuhlman's program called "Flip Coach," and booked a call for next week. Does anyone here have any experience with The Flip Coach? I'm looking to get into wholesale but also eventually fix and flip. He has some good PR out there and was the National REIA Director when he was in the REIA space. Any feedback from current mentees would be appreciated.

Hey Chris - generally, these programs are a waste of money and you can learn yourself with a good team around you. @Ray Hage is a great resource here in our area, an agent and investor with experience and contacts.

 Hey @Ash Hegde thanks for the shout out. I will agree that most of these systems are a big waste of time. 

@Chris Diaz What is far more important is having a good team, meaning Realtor/Insurance Broker/Mortgage Broker/Contractor/Handymen/etc around you. Wholesaling is a good place to start as you can make some money and not have any risks. Also it will help you build your contacts. I got some contractors for you if you are looking to get into a flip but before that you really need to educate your self on the market. If you want to start the wholesale route, I can't really help in that but talk to my friends @George Munoz and @Mike Barone. These guys are experienced! if you want to chat about investments/loans, I can make some time.

 I appreciate it, but was looking for reviews in particular as I'm really leaning towards signing up unless someone has a horror story.

I am a student of Ryan Kuhlman's. I signed up for his Flip Coach program a few years ago. I first took a National Mentor program, Clever Investor, and it was horrible! They assigned some so called mentor to me out of Tampa. They were not even in my market. I spent a good amount of money and never got a single deal. It was a complete waste of my time. I came across The Flip Coach from a National REIA webinar when Ryan Kuhlman was President of NREIA. After speaking to Ryan and speaking to a couple of successful students of his, I joined his program. Best thing that ever happened to my Real Estate investing career!! The Flip Coach program has the A to Z of information, but more importantly Ryan really motivated me and made sure I understood the actionable steps I needed to take. He got me over my procrastination and fears! Now I do 15-20 Wholesale deals per year and last year did my first two fix and flips. I know a lot of people think they can watch YouTube videos, spend time with Real Estate professionals and network, and they can get started investing in Real Estate. But I know a lot of people who tried on their own like this and have failed and are still failing. I made back my investment in the Flip Coach program 10 times over! I highly suggest you check it out. Hope this helps.

I have no clue if this program is good or not. The only advice I can give is be careful who you take advice from. No offense to "David Nolan", but you need more than a one post hero shilling for any particular program.

no kidding this is standard Guru tactics.. no way to verify this and now the OP is all gunho.. but hey give it a try its only money.

I have been going to a few of my local REIA meetings and about once a month they bring in a guest who is presenting then pitches their program you can buy.. The ones I have seen are old tired and not even remotely relatable to todays RE world complete waste of time I will never attend a REIA event again.

My story is similar to most people. I wondered how on the TV shows there where people that bought distressed homes, fixed them, sold them and made a profit, then I saw an ad on TV late at night about a program on how to flip properties, I started doing some research about that program and found out the most people were not happy about it, and the main reason is because they assign you to someone that it is not willing to dedicate the time to teach somebody that has zero knowledge of real estate. So I kept looking for a local program near my area, And this is when I found the Flip Coach program by Ryan Kuhlman, I actually went by his office to see if they had physical presences here in south Florida. After doing my due diligence I decided to schedule an appointment with Ryan.

The first thing Ryan told me was, ¨you do not need any real estate experience, and do not worry about the money to fund the deals, I will teach you from no knowledge to closing a deal¨, so I decided to jump into my real estate journey. It was the best decision I ever made.

If you are wondering if I have made money with the program? The answer is yes! Did Ryan guide me through the whole process? The answer is yes he did!

I am still working on deals with Ryan after 2 years. He has been there for me every step of the way. Chris, I've been investing for years, pretty active in the community... I almost never see scam accounts on bigger pockets but this just seems like a sad attempt to steal your money.

You will learn so much more from this free community than you ever will from an expensive course. (especially one that would put on this show)

Again, just look at @Ray Hage and @Jay Hinrichs's user stats, they are contributors to this amazing community, save your money, you will learn so much more from biggerpockets, youtube, etc. than you ever will from a paid course.

I'm pretty certain I am not Ryan!  In fact I came here to gather information hoping this forum was something of value, but I'm seeing it's not what I expected.  On one hand I don't know what reviews are factual.  On another there's people with profiles that look very impressive yet they are on a forum all day worried about someone else and their business.  Not really a good use of time if you ask me. I'll vet this myself, sorry I ever came by.

 Thanks Ryan.  I looked at Ray's stats and they are impressive indeed.  Just don't get what value he gets out of threads like these if he's so successful.  If I had his experience I'd be building my business and not wasting time on a forum worrying about other people.

 Well I am sick and stuck at home. Most of my income is passive...plus I actually enjoy learning from and teaching others on this forum. I met some amazing folks in real life from BP. Something to consider while you build your "business"
