Is Pace Morby a Scam?

I've been vetting gurus to determine where an investment would return the greatest ROI. Many gurus dangle their network, trainings and resources but few deliver real value. Fewer still actually show-up to deliver the value in-person.

Pace was the only one I encountered who showed up live, who is living these deals out every day and consistently finding ways to deliver (increasing) value to his community. The quality of people in his community is exceptional - yes there are world class experts, yes they hustle and are brilliant. But what's most compelling is that he's managed to curate a group of people who also care for each other and care about HOW they conduct business. They're not out to just make money, but take care of homeowners, business owners, partners, etc and their well-being. 

Real estate investing wasn't on my radar - my focus is business acquisition, but once I encountered the Subto community and saw for myself how much they were willing to extend to me for free, I had complete confidence in making the investment.

Peace of mind with such an investment does not come cheap for me... I lost my job in July. I'm living off of cash reserves and burning through it - there is a well dry date looming on the horizon. I'm confident in the value that Pace is creating and what the Subto Community is delivering every day.

If you want to legitimately learn wholesaling, stop wasting money on ******** courses, and pay for such things as hiring an attorney to properly set up contracts, hire people to do inspections and appraisals, and hire CPAs to make sure that your business operates properly. Forget the gurus who act like they know everything without any experience.

People say "oh don't make things more complicated then it is". But when i have the time or money to start what I want to start, I would rather be safe then sorry. If you think like those gurus or think like those gurus, then you can kick rocks pretty much.

 thats crazy, i knew something was off with it when i jumped on a call with one of his sales guy to talk to me about his program, very high pressure and just did not feel right to me.

I was asked what a typical Gator Method deal looks like recently.

Each Gator deal I do is different in some way, but here’s how a recent one played out.

It was with someone who’d already found a property AND they’d got a buyer for it.

I didn’t have to do ANY of that work.

All they needed was the earnest money for the deal which is why they reached out to me.

We talked on the phone and agreed on my rate for the investment.

I then sent him the paperwork and wired the money.

Simple.

And the result?

I funded him 2 grand.

I got that back when his deal was done 9 days later…

…AND I made 4 grand on top for a 200% return.

Sweet!

Here’s where it becomes a thing of beauty…

…it looks like I’ll be working with him on more deals just like that this year.

How many deals do I need to make that a 6 figure income stream?

If I get the timing right with each, I can even recycle the same 2 grand over and over again to get a 200% return each time.

You could do that, couldn’t you?

Basically basement dwelling incels with their "command center" of recycled computers and monitors fixated on pornhub and what scammer they are supporting. I am a member/subscriber of Pace Morby Subto, Limitless Deal Flow, and Gator.   I am also a member/subscriber of Vodessey, Short Sale Prophets Basic, and several others.  I am happy to talk to anyone about my experience and views on these mentorships.  I would say first and foremost go download the "Guru Manifesto" from Vena Jones Cox who is by far my favorite educator.  Subscribe to her podcast too.  She's great and free (sure there is a paid option - Of course).

Also, keep in mind that some mentorships are lifelong and have conduct rules.  IE if you were to be "negative" you could be thrown out which is a pretty stiff penalty given the costs.  You will not get full honest reviews publically on any program. 

None of these programs contains magic.   They contain shortcuts to knowledge and potentially community.  You can get all that knowledge elsewhere it will likely take a lot longer.  Also for all the value they provide the number 1 thing they all exist to do is enrich the Guru and give him a captive audience to sell more stuff to.  Yes, there can be value in there but as a member subscriber, you will get non-stop solicitation.

Recently I had one of my Gurus tell me I would never get success with their basic program (of course this is well after I bought it) and I needed to spend $75K!!!!! for their one on one program.  Education on real estate appears to be a much better business than real estate itself.

 Yep. It is quite lucrative finding influencers to peddle their program. So many turn to the basement dwellers with the "command centers" full of pawn shop bought computer monitors of which some are in Porn Hub 24/7 while they shill crypto and for gurus in various spaces like real estate. The blowup doll sits in the corner looking defeated as well. Very common for most of today's gurus to utilize these types of subterranean creatures.

Real Estate education takes a lot of work and time. It is not free even when you are reading free articles on the internet. The biggest investment you will make in real estate is your education. There are no shortcuts really because it takes time to grasp a lot of these concepts. I have personally invested more time and money and research into my real estate education then I have in anything else in my life. And that is really saying something because I invested a tremendous amount of myself and time into my small business and learning to play guitar and my personal recovery and growth as a person. Real Estate I believe has trumped all that in the sheer amount of focus and time I have had to give it to achieve what I consider a well rounded understanding of it on a basic level. 

My opinion and belief about it is if you don't have the intelligence or drive to figure it out on your own then it is probably not something you should get involved with. There is also a lot creativity involved in this stuff as well and that is not something you can rely on someone else to teach you. You either have the mind for it or you don't. Real Estate is a land of opportunity but not everyone will find it or make a success of it. Knowledge and understanding of it is just one component of what makes someone successful in it.

Member of the community here. All I can say is I wish I'd saved my money. Sales team is dishonest, multiple people get stolen from by members in the community every single week. There is no refund if you change your mind. If you're on the fence, don't jump over. It is well and truly a scam, and the only "value" he delivers is in the form of teaching you to manipulate vulnerable people to act against their own best interests. Just like the sales team has been taught to get you to do when they are selling you this course.
