Any courses or Mentors worth following?

I'm a newbie who's tried sending out Neutral Letters and looked into Tax Deed/Lien sales but has not had luck in getting through the entire process. I'm looking to see if there is someone working in South Carolina that I can help and work for to learn the process and the ropes before making a costly mistake. Too many gurus and courses out there, I've learned a lot from Seth Williams ( Retipster ), learned from Dustin Hahn ( Tax Lien Certificate School ) but all through their free resources, and then giving it a try myself. I found that Deeds in my area were outside of my budget, often getting bid up to close to market value or at least higher 5 figures. So I've started looking at Liens but I've always loved the idea of REI whether it be land, rentals, AirBNB, or flipping properties, I'm open to learning so I can focus on one and go from there.

I'm looking to see if A. anyone has a good suggestion of a course or a person that they know provides the best knowledge and bang for the buck to get actually started vs. regurgitated stuff that is already provided free on BP or Retipsters, etc. And B.  TIA

There is nothing new under the sun. You can actually can find everything you need on the internet.

You can also write the great American novel from various words and thoughts and sentences you find on the internet. Most people don't want to take the time, make the mistakes and take wrong turns in the process.

It's the mentors/trainers/teachers who actually walk you through the entire process and you end up understanding the materials and you actually buy properties that are valuable to you, aren't they?  It's just that some people are better at implementing techniques and walking alongside others to show them how to do the same.

For instance, I favor finding properties "Off Market" doing “Subject To” and selling on “Lease Option” for great cash flow and nice profits. That's a little different but nothing new. It's been around for decades.

Even if you don't quite understand how the process works, look at the numbers and the results. It's a lot simpler to get cash flow and have a property worth hanging onto than it seems.
