Pace Morby Mentorship
Hello BP investors,
I haven't seen any recent postings about Pace Morby's Sub To Mentoship program and wanted to see if anyone can give their honest feedback about the program who's joined recently?
I noticed quite a few of the reviews were from dead accounts or 1 and done posters so I was a bit weary about the legitimacy. Being that the cost of the program is about $7800 (amount I gathered from other posts), I didn't want to to make a costly mistake. All feedback greatly appreciated.

Sub2's been around for years. Pace has only been doing it a few years. He seems to be a pretty smart fella, but he has definitely used quite a bit of self-promotion techniques to make himself look bigger and wiser than his time frame would have a allowed.

This program is worth every dime....IF you put in the work to find deals. The community Pace has built is amazing. There are 'daily dials' that are hosted by some of the group leaders and you practice cold calling under different scenarios (seller who has no pain, seller wants too much down, seller says they're too old to do owner finance/refi, etc).
There are daily Zooms on a variety of topics as wells just Q & A where Pace will answer any questions you have on anything you might be working on, etc. He's brought on his own attorney, another business owner who ensures if the 'due on sale' clause is triggered when buying subto that he takes care of all the paperwork with the bank and title if needed, etc.
The knowledge sharing is like no other. Pace is ALWAYS giving.... information, templates, scripts, free legal contracts he paid for that his attorneys have drawn up, etc. This is not one of those mentorships where you join and you never hear from the 'subject matter expert' again. I have Pace's phone number and his email and have corresponded with him through both.
This is a genuine mentorship that is more like family. You have a question that can't wait? Post it in the Sub To Facebook group and you will get numerous replies to help you. Found a deal but not sure what to do? - squad up with someone else in the subto group and they will make sure you successfully close it. One of the biggest things that Pace teaches is to give more than you take in the group and believe me, so many students offer to help those that have not closed their first deal yet, share information/lessons learned and also share their successes as well as their failures - because you can learn from both.
Also, this is a LIFETIME membership in a group that supports each other. Everyone in this mentorship wants you to succeed.

I didn't offer an opinion of his program. I stated three facts. Sub two has been around for years. That's not an opinion. Pace has been doing Sub2 for a relatively short period of time again that's not an opinion. Pace is good at self promotion Again that's not an opinion.
If I would have said his program was great and never been a part of it that would’ve been an opinion. If I would’ve said that his program was bad and never been to it that would’ve been an opinion. You’re the first person that I noticed that has gave him glowing remark that did not appear to be a fake account.

I think Pace is smart and knows a lot, but why pay $7,800 when he gives away all of the information to understand it for free? If you are able to implement on your own, you can get all you need for free for sure. If you want the camaraderie of the group, etc. I am sure it's not a scam at all and would be of value, I just don't think anyone should be paying for these courses when it's all available on YouTube or in blogs or on podcasts for free.

Type in "Pace Morby" on BP and on the first thread you will read the most over-the-top, rave reviews you have ever read. And they are all magically from 10 months ago. The thread has since been locked.
Like many people I'm sure that listened to BP Podcast #527, when Pace Morby made his BP Podcast intro, I soaked up everything he had to say, and re-listened to the entire episode. I've been watching countless Youtube videos he puts out, joined his FB group, and have been watching his A&E tv series.
I flip houses in Los Angeles, and he said on the podcast that his show gives you all the numbers for their deals (unlike other shows he said), so I figured I'd tune in. Spoiler alert, they don't really give you that much number-wise on the show: purchase price, renovation cost, sold price, subtract for profit. That's it. Anyone who has done a flip knows there is way more to it than that. I still enjoy watching the show for renovation ideas, and to see how they handle unforeseen dilemmas that pop up.
Judging by his Youtube subscriber and view lists over the last 30 days, between his podcast appearances and the new show, he has been absolutely exploding on Youtube recently. When watching his Youtube videos, you definitely get pumped up, and I appreciate the videos.
The FB group has useful tidbits also, but so do our BP forums, and many other forums/groups. There is a lot of steering towards signing up for mentorship, and connecting with his students. That's part of the game, I get it. I went to BP Con New Orleans this year, and loved it, but half of the seminars I attended were also about self promotion from the speakers. I get that it's a great way to build your business, so I don't fault anyone for trying to get ahead.
I just started reading countless reviews for Pace's mentorship, and while there are a handful of legitimate BP members who respond, that post from DEC 2020 that had 87 responses and many VERY similar writing styles: lots of strategic CAPS, ...'s, grammatically clean writing, the overly-used constant "over delivers" in every comment.
Those were from many one and done, brand new accounts. It was a turnoff for me seeing that, and from a guy that uses virtual assistants the way he does (they respond to most if not all of his user comments on Youtube), it doesn't take much imagination to figure out what that was about.

Every time Pace Moby threads pop up on BP, half the testimonials are new accounts with a first post say how great the program is. How is it believable that that several people randomly open accounts on the same day and decide to make their first post about Pace Moby, with no external prompting? The posts are overly enthusiastic and ridiculously over the top.

I'll keep soaking up the content he produces, and also look into other sources to learn more about subto and how to set up seller financing that have been recommended by users on these forums. He's obviously legit, it's just the bombardment of marketing responses that turned me off.
Just four years ago, Pace Morby owned a HomeVestors franchise and posted on this very site asking the BP community for real estate advice. He now says he lives in a $3M house in Scottsdale, which I'm sure he does. He says he has 2000 members and at $7800 a pop, that's $15.6M. Now you know why he pays people to write obviously fake reviews from one-time posters which just happen to occur on the same day, in the same writing style with the same buzzwords like "He's a go-giver", and the training is "over-the-top". Why actually do real wholesale deals when he's got this gravy train. And how much individual attention do you get with 2000 members? Hey, don't get me wrong, he's built a great business and I'm sure he's helped lots of people. Good for him. But the fake reviews certainly tarnish the brand. And has been said many times before, there's no mystery to Sub2's or wholesaling. You can learn it all right here at BP and also network with people for free.
I do more deals than this guy, maybe I should start mentoring and creating a youtube channel!

I guess even a non guru place like BP Still gets 1-2 guru’s huh? Bummer to hear on the fake account review stuff because yes I was also one of those people really enjoying his free content.

I like Mr. Morby’s YouTube channel,and did learn stuff,but why pay$7800+ to learn what you could learn from other YouTuber??anything too good to be true won’t be true.
Also,the reviews left in BP were pretty much from the same marketing team and they are over used “over-delivered” for sure.lol

They seem to lock all of the threads where Pace's students come on and speak their truth. Joe S. is clearly a hater and that is fine. To each his own. There are thousands of us who are very grateful to have Pace as a mentor. You find it suspicious that some of us only have one post. I specifically created an account to make this response. I know the majority of people who have responded as SubTo students in the questions about the mentorship are real people. I have been in zoom meetings/trainings with them. Go on Pace's public FB page and you will find them. Listen/watch Sunday Service or Wholesale Hotline on youtube and you will see them in the chats. The community Pace has created is legit and incredibly supportive of everyone in the group. If you think Pace has a lot of free content, just imagine how much more he makes available to his students. What would you like to see Joe? The reason many people say go-giver is because it is a tag line in the training. We are taught to give back to the community from the beginning. And that begets the comments from so many about the community. We do help each other because that is part of the training. So no, it isn't a coincidence.

I’ve been in real estate for 20+ years and students do not open a BP account just to create more competition for themselves in order to praise their teacher. It’s not logical.

You refreshed this post for the sole purpose of helping with the marketing team of pace.
I was at a summit months ago and Pace was one of the speakers. I hadn’t heard much about him prior. There was a gimmicky magician sharing the stage at one point with Pace that narrowed down the crowd of 2000+ people to one woman with a heads-or-tails coin scenario. The winner was to get Pace (and family) to come to their hometown, work side by side, and walk them through mentorship for free for one month. That has yet happened to date and seemed like a time wasting crowd pleasing trick. I spoke with many of disciple-like followers that came to the summit for Pace and had bought into his $7800 sub-to program, but none had implemented the teachings or made any real estate transactions whatsoever. Seemed like a hype man to say the least and a pipe dream for the gen z group.
Never pay for a mentorship. Too good to be true sold as pyramid scheme is not worth paying a dime. Go work for a person or company closing profitable real estate transactions and get paid a salary.
Honest feedback from the inside. There are a TON of great people in here.
It was because of this group I have been able to do several subto deals. I got paid to buy my first investor deal.
@Chida Truong You would not regret joining Subto. When Pace first started out, from my understanding, he was teaching everyone one on one in groups because he was building a community. Now that he has been here over 2.5 years, the "community" of students are making their own zooms teaching every different way to do real estate and helping newbies along the way. There is so much content, you will not get through it in your lifetime. The problem is you need to focus on a niche or you will be overwhelmed. Pace over delivers and cares about his people. Between his personal 8-10 zooms a week and other 25 to 30 zooms, you will need to discipline yourself to do something besides watching zooms. And everything is recorded to watch later. I've been here 2.5 months and barely touched all the content. I will never leave and glad I'm here with this family.
@Joe S. Melissa is very active in the community. I just posted a recent review and don't care if you join or not, but if you do, you become family and it is different in there than the free YouTube or the free Facebook page. He does over deliver as every one says, but that's only part of it. Now others that have been in awhile are doing more and helping newbies get started and answer their questions. I wish you well.
