Suggested price range for Yelm rental workshop/storage space?

I have a remodeled 25' x 50' pole barn (1,250 square feet) on my property in Yelm Washington. It has 36" x 80" doors at each end. It  has metal siding and roof and is unheated and un-insulated. I envision it as a shop, creative space, fitness space, or simply as storage. Zoning is residential, so you can't operate a commercial business with retail sales here. All electrical was recently upgraded with new wiring & panel (90A service), and 8- 120V GFCI outlets throughout the building. Good general lighting is provided by 12 new LED light fixtures. Tenant can add 240V service if desired. Exterior motion-activated lights (three with wifi cameras -internet not included) are on all four sides of building. 

There is no water/sewer on site. However, there is an adjacent outhouse with composting toilet. 

What do you feel is a fair price range to offer as a month-to-month rental or lease?
